Three things, done every time
How you get there is your call. These are the results we are buying, and they are the whole of what we measure.
Show confirmed homes
Prospects book inside the windows you open. They confirm by reply or on the phone, and then you meet them at the property. No confirmation, no trip.
Leave the written record
A note on the prospect’s guest card saying where they stand, and the same note on your invoice line. The note is the deliverable, not the conversation.
Send the application
Before you leave the property, send the rental application, unless they have already applied or told you they are not interested.
Five steps, no guessing
Everything happens in one place. You always know where your application stands, and you will never be asked to email a document.
- 01You
Apply online
About ten minutes: your contact details, driving distance, availability by day, two references and your resume (PDF or Word). You confirm your email and your account is created.
- 02Us
We read it
We read every application ourselves. If it looks like a fit, we call you for a short phone screen and then meet you.
- 03Both
Offer and documents
If we move ahead, the portal asks for a photo ID and your Form W-9. They are encrypted, only we can open them, and every look at them is recorded.
- 04You
Sign and set up
You read and sign the Independent Contractor Agreement, then read the Scope of Work and initial each line. You confirm your WhatsApp number and learn AppFolio before your first booking.
- 05Both
Open your calendar
You set your own weekly availability in AppFolio, we issue your lockbox codes, and bookings start arriving.
Want to see it before you apply? Read the agent guide: every screen, from applying to getting paid.
The honest list
- A reliable vehicle, a valid driver license and current auto insurance
- A smartphone with WhatsApp, which is how bookings are confirmed day to day
- Working knowledge of AppFolio before your first booking (setup time is not billable)
- Weekend availability, where most showings land
- First contact with a prospect within eight hours of a booking
- Fair housing compliance, always, and never predicting whether someone is approved
- A background check and a motor vehicle record check, at our expense
- Legal authorisation to work in the United States
Weekly, and on time
- 1
Log it the same day
Each showing, follow up or call is a line in the portal, with the note you wrote on the guest card.
- 2
Submit the week
Weeks run Monday to Sunday. One button sends the whole week for review.
- 3
Paid within 48 hours
We review, approve and pay by Zelle, ACH or check. You get an email when it is paid.
- 4
Expenses at cost
Supplies you buy for the work are reimbursed when you upload the receipt. No receipt, no reimbursement.
A trip to a showing nobody confirmed is recorded but not billable, and training time before your first booking is not billable either. We would rather say that plainly now than surprise you later.
Questions people ask
Is this a job or contract work?
Contract work. You are an independent contractor on a 1099: you choose your hours, accept or decline each booking, use your own vehicle and phone, and handle your own taxes. Nothing is withheld from your pay.
How many hours can I expect?
Usually four to twelve hours a week, set by the availability you open. A week with no availability is simply a week off. Weekends are where most demand lands.
When do I get paid?
You log each piece of work on the day you do it, submit the week in the portal, and payment follows within 48 hours by Zelle, ACH or check.
Do I need a real estate license?
No. You show homes we own and manage ourselves. If you hold an Alabama license, tell us on the application; it is useful but not required.
What about fuel and mileage?
Mileage and fuel are not reimbursed separately; the hourly fee accounts for your vehicle. Supplies you buy for the work are reimbursed at cost when you upload the receipt.
What if I cannot make a booking?
Tell us early on WhatsApp so we can cover it. You can decline any individual booking; we only ask that we hear about it quickly.
Apply in about ten minutes
